Affordable homes in Surrey

SSAHS is a non-profit society that places vetted tenants with private-market landlords and stays with you after you move in. Bring a credit check if you have one and it can speed things along; if you do not have one, it will not stand against you. Our first homes are at the Tether in King George Hub, open now.

A Partnership By

How affordable rent works

Rent starts well below market, and steps up gradually

Homes are leased at market rent, with a monthly leasing incentive from the landlord that brings your starting rent well below market. Each year the incentive steps down, so rent rises gradually and predictably until it reaches full market rent at the end of the incentive period.

Who this is for

If the rental market has shut you out, this is for you

SSAHS grew out of the Solid State community and works alongside racialized migrant communities across Surrey and the region. These homes are for people the standard screening process leaves out.

Newcomers without Canadian credit history

No Canadian credit file should decide whether you get a home. We look at income and references, and a credit check is optional rather than required.

How it works

What applying actually involves

Four steps, and a credit check is not one of them. Here is exactly what we ask, in order, and who makes the final call.

Start with a short form

A few minutes on your household and your current housing situation. Nothing to upload, nothing to pay.

See the home, then we refer you

We look at the units with you to check the fit. If it works, we refer you to Warrington, who make the final decision.

After you move in

We don't hand you the keys and disappear

SSAHS is a tenant support intermediary, not a landlord. We stay with you through the incentive period, so that by the time rent reaches market you can afford it comfortably, with the rental history and references that open up the wider market.

Who you're dealing with

Built by the Solid State community, run as a non-profit

SSAHS is the housing arm of SSCI. We don't own or manage the homes: we vet applicants, refer them to the landlord, and support the tenancy. Our first partnership is with PCI Developments at their Tether building, managed by Warrington Residential.

What's next

One and two bedrooms are a start. Family-sized homes are the goal.

A one or two bedroom home isn't enough for everyone, and we know it. Based on research with the community and inspired by the Halal Housing Solutions Lab, we are working toward three, four and five bedroom homes that support multi-generational living and the ability to host family. The waitlist is how you stay in line for what comes next.

Questions

The things people ask before they apply

If your question isn't here, ask us directly. We would rather answer it now than have you give up on applying.

No. A credit check is optional. If you have one you are happy to share, it can make signing up quicker and simpler; if you don't, or would rather not, it is never required and nothing is held against you. What decides your application is a conversation about your housing situation, your income, and people who can speak to your character.

That's fine. We verify income flexibly, including informal and cash income, and we'll tell you exactly what we need to see. A T4 or a steady paycheque isn't the only proof we accept.

Rent is affordable from day one: homes are leased at market rent with a monthly leasing incentive from the landlord, which brings your starting rent well below market. The incentive steps down each year, so rent rises gradually and predictably until it reaches full market rent at the end of the period. We confirm the exact figures for your unit before you decide anything.

You go on the waitlist. We keep your details and get in touch as soon as a home frees up. Intake is rolling, so it is worth applying even when the ten homes are full.

We vet and refer; the landlord, Warrington Residential, holds final approval on every referral. We'll tell you where things stand either way.

No. Solid State staff and co-op members had first look at the first homes. Applications are now open to the public through this site.

Still not sure?

Ask us anything before you apply. No question is too small, and asking doesn't commit you to anything.
